Architecture and Development Guidelines
Looking after our obligation to nature and community
Development Code
At Hudson Bay Mountain Estates, we have the privilege of creating homesites in an alpine area of pristine beauty on Hudson Bay Mountain.
In providing a development code and architectural guidelines for building on Estate home sites, we are looking after our most important obligations: to the mountain and nature, and to an overall high standard of design on Hudson Bay Mountain to benefit all homeowners and visitors.
The goals are to preserve the natural beauty of the all-season mountain setting, and create a unified feel among buildings and landscaping in the community to enhance the enjoyment of residents and visitors alike.
Architectural Guidelines
The desired overall look and feel is derived from the architecture of rustic ranch and First Nations buildings found in the Smithers Region, and also in elements of mountain architecture that respond to practical concerns like heavy snowfall and a hillside terrain.
The intent is not to imitate these historical buildings, but rather to encourage a contemporary approach in keeping with the local history and environment. This theme is best achieved in the use of rustic materials, simple building massing and roof forms, and appropriate architectural detailing.
